John,
I noticed the same last year with tight restrictions on "Short Sale Qualifications", but I'm seeing such an influx of contracts and non-qualifying sellers participating (or trying to participate) in the short sale program and the banks have been letting this fly, but are now aware of the illegal efforts of some sellers who got caught in bad investments.. The purpose of the short sale is to assist a genuine distressed and hardship candidate, but many investors are using it to walk away from situations they could otherwise afford or stretch to stay in.. I think there's a bit of pressure coming from the federal government to allow an outlet for these types of sellers that are in a hardship, but the program is being abused a bit and could lead to the next "mess" in our financial mortgage market.. Just my opinion and experience.. Thanks so much for the comment and feedback!

Last year it seemed that banks were much more strict with short sales. This year I have noticed a significant "loosening up" in the policies of many banks.
