- Do I pay a commission if I find my own buyer?
No. That’s one of the great values of our Flat Fee Listing. If you find a buyer through an Open House, friend of the family, or our Realtor.com ad that’s not represented by an agent, you owe no commission at the closing table. Essentially you’re getting the best of both worlds. Thousands of real estate agents working to sell your home while still reserving the right to sell to your own buyer and owe no one a commission. - What is the expected Commission I should offer to a Buyer’s Agent?
That is completely up to you as the seller. The most common rate sellers offer a buyer’s agent is 3%. Some sellers offer more than 3%; some offer less. - How long does my property stay active on the MLS and realtor.com?
Your property will stay active until it sells. You also reserve the right to terminate your listing at any time and be removed from MLS. - What if I want to terminate my listing and have it removed from MLS?
Not a problem. You reserve the right to terminate your listing at any time and ask to be removed from MLS. - If I list more than 1 property, do I get a discount?
Yes. We do have programs set-up for multiple property listings and you will receive a discount. Certain criteria does have to be met to qualify for the discount, but we do want to reward our sellers who give us multiple properties to list. - What Florida Counties can you list properties?
Currently, we can list property anywhere from North Pinellas County down to South Charlotte County. Properties located in Hillsboro County, Sarasota County, Manatee County, North Port, Punta Gorda, Port Charlotte, Venice, and Englewood are definitely areas where we can Flat Fee Listings. - What is the Multiple Listing Service?
The Multiple Listing Service is a real estate listing service that combines the listings for all available properties in an area in one directory or database. This is a directory of properties for sale that local real estate agents research when they have buyers looking to purchase. - Once I sign up for a Flat Fee Listing, how long does it take my property to be active on the MLS?
Shirley International Realty Inc.’s commitment to you states that your property will be active within 24 hours of your signing up for the service. - What is the quality of my listing on the MLS and Realtor.com?
Your listing will have the maximum amount of pictures available (very important to prospective buyers) and they will be taken with a professional high mega-pixel camera. We also create marketing text to point out of the wonderful features of your property. We take lots of pride in the quality of our listings on the MLS and are committed to an all around professional presentation to get your home sold as quick as possible. - What will my Flat Fee MLS Listing look like?
